A door at the end of its life is the fault we're called out for most often in Irving, and it's the one homeowners least expect. Nothing wears visibly, nothing sounds wrong, and then one morning the door won't lift and the car is shut in. Around Las Colinas and Valley Ranch we see it concentrated in Las Colinas townhomes and older south Irving ranches, where hail and heat, plus heavy daily cycling in Las Colinas rentals.

A replacement isn't just a door. The opening is measured for headroom and backroom, the old door and track come out, new track is set plumb and square to the opening, the door is stacked panel by panel and the sections hinged, and then the counterbalance is sized to the finished weight and wound. Getting the last part wrong is why some new doors are hard on their openers from day one.

We cover Irving and the towns around it - Coppell, Grand Prairie, Farmers Branch. And the price goes in writing before any work starts. There's no charge for coming out to look, and no charge if you decide against the quote.

What you're probably seeing

Replace rather than repair when the panels are rotted, rusted through or dented across more than one section; when the door is single-skin and the garage is a usable room; or when the repairs have started arriving faster than once a year.

If any of that matches, a technician can diagnose it on site in about ten minutes. We don't guess at it down the phone, and we don't charge to look.

Before we get there

The measurement that catches people out is headroom. The distance from the top of the opening to the ceiling. Standard torsion needs about twelve inches. Low-headroom track exists for less, but it has to be specified at order time, not discovered on install day.

Doing nothing is genuinely the right move here, which isn't advice people are used to getting. A door that has already failed doesn't deteriorate sitting still; it deteriorates every time somebody presses the button to see whether it's still broken.

The one exception is getting a car out. Release the opener with the door fully closed, lift with your legs, and stop immediately if it feels heavy. Heavy means the counterbalance isn't working and the door will come back down on its own.

Why this one doesn't wait

People put this off, and it is worth being straight about where that goes. None of the following is unusual. It's the ordinary sequence, and we see it in Irving every week.

  1. A tired door is hard on everything attached to itThe opener, the springs and the track all work harder than they should behind a door that's past its life.
  2. Repairs start arriving fasterThe interval between call-outs shortening is the clearest signal a door is finished, and it's easy to miss one visit at a time.
  3. An uninsulated door decides what the garage is forIt's the difference between a room you use and a room you store things in.
  4. Panels are what end a doorRot, rust through the skin and impact damage across sections are the point at which repair stops being the sensible route.

The visit and the written estimate are free, so finding out where you stand costs you nothing at all. That is the whole reason to call early rather than late.

No call center, no lead auction

It's worth knowing how the other model works, because it explains most bad experiences with garage door repair.

A national number takes your details and sells them, sometimes to several contractors at once. Whoever calls you first has paid for the privilege, and that cost is in your job before anybody has looked at the door, and why nobody on that line can tell you who is coming or when.

We're the people who turn up. The number on this page reaches somebody who can book the van, and the technician who arrives is the one who quoted it.

The practical difference in Irving: an arrival window you can plan around, a written estimate that costs nothing, and a fixed price agreed before any tool comes out.

Irving homes of the kind we are called out to most days

The five-minute check that prevents most call-outs

You don't need tools and you don't need to touch anything under tension. Stand in the garage with the door shut and look at four things.

The springs above the door: any orange-brown bloom on the coils is surface rust, and surface rust is where the spring will eventually break. The gap in a broken spring is obvious once you know to look for it.

The cables running down each side: follow them to the bottom brackets and look for strands standing proud of the lay of the wire. Frayed is the warning; snapped is the emergency.

The rollers: spin one with a finger. It should turn freely. A roller that won't turn is dragging in the track and taking the track with it.

And the balance: release the opener with the door down, lift by hand to waist height, and let go. It should stay. Anything else means the counterbalance needs setting.

What people get told that isn't true

The opener has to be replaced too.

Only if it's near its age or already faulty. If it has years left, it stays. Though changing it while the door is off is almost no extra work, which is worth knowing before you decide.

All new doors are much the same.

Insulation is the difference you'll actually notice. A non-insulated door is roughly R-0 to R-2; polystyrene-core around R-6 to R-9; polyurethane R-12 to R-18. The polyurethane doors are also stiffer and markedly quieter.

The old track can be reused.

Sometimes it physically can, and it's still the wrong call. Track is set plumb and square to the new door, and reusing track that has been running a different door for twenty years is where new-door noise complaints come from.

None of that is unique to Irving. It is simply what happens when a door is quoted over the phone by somebody who hasn't seen it, and it's the reason we don't give prices before a technician has stood in front of the door.

Stocked for Dallas County

The difference between a job finished today and a job finished on Thursday is almost always whether the right part was on the van when it arrived. So the van is loaded for what Irving actually breaks rather than for a national average.

Springs in the common sizes, lift cables, drums, rollers, hinges, brackets, opener gear kits, remotes, safety sensors and weather seal all travel with the technician. Panels and complete doors are ordered, and we tell you that at the estimate rather than on the day.

It's also why the description you give on the phone matters. Tell us what the door is doing, what it sounds like, whether it's a single or a double and roughly how old it's, and the van leaves already carrying the answer.

Parts availability, brand by brand

The question behind 'do you work on my brand' is really 'will you've the part'. For everything below the answer in Dallas County is yes, either on the van or within a day.

BrandNotes
AmarrSections and hardware are widely available and the tracking is standard, which keeps repair costs sensible.
CraftsmanBuilt on Chamberlain internals for most of their production run, so the gear kits and boards are shared and readily available.
GenieScrew-drive and belt-drive heads. Intellicode remotes and carriage assemblies are the usual failure points, and both are parts rather than a reason to change the opener.
Overhead Door / RaynorStandard torsion hardware on the residential lines. Nothing unusual to source.
Chamberlain myQWi-Fi hubs and the app side fail more often than the mechanics do. Usually a re-pair rather than a replacement.
Wayne DaltonThe TorqueMaster counterbalance is a spring inside the tube rather than on it, and it needs its own tools and its own parts. We carry them.

Not listed isn't a problem. Residential doors are overwhelmingly standard hardware, and the handful that aren't are identified from the model number in about ten seconds on the phone.

Our coverage

The radius is drawn around how fast a van can actually get to you, not around how much of the map we would like to claim. In practice that's Dallas County and these neighborhoods and towns.

If you are on the edge of it, say where you are when you call and you will get a straight answer about timing before anything is booked.

How we work

One technician, one van, one job at a time, and the same process whether it's two in the afternoon or two in the morning.

The fault is confirmed on the door rather than guessed at down a phone line. The work is written down before anything is touched. Nothing is added afterwards. If something else is found once the door is apart, it's shown to you and agreed separately.

The door is cycled, balanced and its safety reversal tested before we leave, and the work is warranted in writing. That is the whole of it, across Dallas County.

Irving weather, and what it does to a door

Hail and heat, plus heavy daily cycling in Las Colinas rentals. Put that against a mechanism made of wound steel, galvanized cable and nylon bearings and the outcome isn't mysterious.

Corrosion is the quiet one. A spring that has picked up surface rust has lost section where the rust sits, and stress concentrates exactly there. It doesn't squeak or warn you. It simply fails earlier than its cycle count says it should.

Temperature is the loud one. Steel is a little less forgiving cold than warm, so a spring at the end of its life picks the coldest morning of the month to go. That is why the phone in Dallas County rings hardest before eight.

Neither is a reason to buy a different door. It's a reason to service the one you have before the season that will break it, and to size the replacement parts for Irving rather than for a catalog.
